Yacht Harbor Capital Advisors, LLC, a Dallas-based Real Estate Investment firm completed their $10,700,000 acquisition of the Summit Watch Condominium Retail just prior to the annual Sundance Film Festival activities which commemorated the 30th year of this high-profile international filmmaker event. YHCA is one of the general partners of the acquisition team along with Kai’Ohu AMG, Inc. a Delaware Corporation with corporate offices in Honolulu, Hawaii and Pensa Nuwind, LLC operating from Hong Kong, China. The property contains 44,341 square feet of retail space contained in eight different buildings along Lower Main Street. The property is located at 710-875 on Lower Main Street in downtown Park City. The project was developed by Marriott Hotel Corporation and is underneath the Summit Watch Condominiums, the most successful time share project in the Marriott System. The project was 93% occupied at the time of purchase and contains 149, 411 square feet of land. The purchase price of the property was for $241 per square foot. Financing on the project was provide by US Trust. Tenancy in the property includes:
